How we calculate your Spaceprint
The dimensions, weights, formulas, data sources, and limitations behind the Spaceprint score.
This guide begins with Overview, continues through The three dimensions, Composite score and grades, Data sources, and finishes with Limitations.
Overview
Spaceprint is a composite score of three dimensions (Efficiency, Energy, and Carbon Footprint) calibrated against enterprise benchmarks and weighted into a single 0 to 100 index. It turns a handful of self-reported inputs into an AI Native readout of how well a workspace is performing across the axes every modern facilities, finance, and ESG team cares about.
The three dimensions
Efficiency (40% weight)
Measures how well the physical office matches how the team actually works. Components:
- Peak occupancy. Sweet spot is 70 to 85%. Too low means paid-for space is idle; too high signals a crowding problem.
- No-show rate. Rooms booked but left empty.
- Meeting-room right-sizing. The ratio of typical attendees to configured room capacity.
- Desk provisioning. Ratio of desks to people; 1:1 is the neutral baseline, aggressive hot-desking earns bonus points when paired with low peak occupancy.
- Booking-tool maturity. Whether a proper platform, another tool, spreadsheets, or nothing is in place.
Energy (30% weight)
Measures how much of the building's energy is tied to real occupancy signals instead of fixed schedules. Components:
- HVAC and lighting automation. Full, partial, or none.
- Sensor coverage. Percentage of the footprint with occupancy instrumentation.
- Hybrid-policy alignment. Penalizes high physical capacity paired with remote-leaning policies when systems aren't adaptive.
- After-hours usage proxy. Estimated burn when the office is empty.
Carbon footprint (30% weight)
Converts the estimated energy waste into monthly kgCO₂e using regional grid emission factors, then benchmarks against the median for a company of the respondent's size. An EV-adoption bonus (ratio of EV chargers to parking spots) adds up to +12 points.
Composite score and grades
composite = 0.40 × efficiency + 0.30 × energy + 0.30 × carbonFootprint
| Score | Grade | Label |
|---|---|---|
| 95 to 100 | A+ | Exceptional |
| 90 to 94 | A | Excellent |
| 85 to 89 | B+ | Strong |
| 80 to 84 | B | Solid |
| 70 to 79 | C+ | Room to grow |
| 60 to 69 | C | Underperforming |
| 50 to 59 | D | Significant waste |
| below 50 | F | Critical |
Data sources
All constants are derived from public reports. Nothing is invented.
Waste per m² (kWh/m²/month)
Base office electricity use of ~17 kWh/m²/month comes from the U.S. EIA Commercial Buildings Energy Consumption Survey (CBECS) 2018. The unoccupied-hour portion of that is estimated from ENERGY STAR Portfolio Manager Technical Reference (Offices) and ASHRAE 90.1-2019 Appendix G baseline schedules:
- No automation: 6.0 kWh/m²/month (~35% waste fraction)
- Partial automation: 3.5 kWh/m²/month (~20%)
- Full occupancy-driven control: 1.5 kWh/m²/month (~10%)
Regional grid emission factors (kgCO₂e/kWh, 2023)
- Türkiye: 0.44 — TEİAŞ 2023 System Data Report
- EU-27: 0.25 — European Environment Agency, 2023
- United States: 0.39 — EIA eGRID 2023
- Other / global: 0.48 — IEA World Energy Outlook 2024
Cohort benchmark (kgCO₂e/employee/month)
Derived from JLL Workplace Benchmarking Report 2023 (avg 12 m²/employee) combined with the EIA electricity baseline and a 25% industry-median waste fraction, blended at a ~0.30 regional factor → 15 kgCO₂e/employee/month of avoidable office emissions. A floor of 50 kg is applied to small teams so the denominator never approaches zero.
Future versions will replace this cohort constant with anonymized aggregates from the Links tenant fleet as submission volume grows.
Limitations
All inputs are self-reported. Spaceprint is a directional indicator, not an audit. Expect a margin of ±10 points. The model is recalibrated quarterly as more submissions accumulate and as live tenant data progressively replaces seeded constants.
